Traditional Construction (Design–Bid–Build)
In the traditional interpretive process, the home’s design is completed first, and the design is subsequently sent to contractors to bid. This is the traditional process used by the majority of the building industry. Cablik Enterprises delivers sound projects in using this process, although this process presents several challenges for all parties involved.
Design - Bid - Build
(Architect) (Contractor)
The architect makes decisions and the contractor interprets the design independently. The architectural drawings may not show enough detail for the contractor, and the contractor may interpret drawings in a manner not intended by the architect.
The architect may not always be in the best position to understand the costs to build his design, thus, the contractor’s bid often comes in higher than the client anticipated.
The architect has no incentive to help the owner save money during the design and construction phases of the project, since the architect is paid the exact same fee regardless of whether the project comes in under budget, at budget, or over budget.
To realign the design within the client’s budget, the project is redesigned, which results in more architectural fees and/or deletions of scope of the project.
This often results in unmet client expectations, who are disappointed they can’t have the project they want.
This re-design process can increase the total time needed to be 30% longer than originally planned. The process can be emotional, inefficient, and time-consuming for all parties.
