Cablik Consulting provides an innovative approach to the process of building a new home:


The process starts with engaging Cablik Enterprises in a small consulting agreement, generally for a fixed time commitment of 10 – 15 hours. We will work on a per-hour basis to help you arrange all parts of the homebuilding process, including:

  • Finding the right lot to meet your criteria.
  • Identifying appropriate architects to fit your architectural style.
  • Coordinating with multiple architects to find that one that can create a home design to specifically fit the chosen lot. We can also work with predrawn architectural home plans, or we can commission architects to create a concept for your lot.
  • Ensuring the zoning requirements, neighborhood covenants, etc. are appropriate for your home’s design and size.
  • Providing a construction estimate for the chosen architectural concept.

Cablik Enterprises keeps you involved and informed at all points of the process. We leverage our experience in building custom homes to help avoid any potential issues up front in the process, which can save significant time and money later in the process. This approach minimizes surprises, unknown costs, reworks, and delays often found in the traditional design – bid process.

 

The end result of this process is very beneficial for you:

The client approached Cablik Enterprises after seeing one of our homes on the Modern Atlanta Home Tour. We explained this consulting process to the client, and the client decided to move forward.

 

Cablik Enterprises signed a 10-hour consulting agreement with the client, to help them identify an appropriate lot, to perform the due diligence for the lot, and to coordinate the creation of several architectural concepts from local modern architects.

 

Cablik Enterprises showed the client several possible lots that met their criteria. The client chose one of the lots, and put it under contract.

 

While the lot was under contract, Cablik Enterprises performed due diligence on the lot, to confirm there were no outstanding issues that would prevent the client from building the home they wanted. We confirmed the lot’s zoning and setback requirements.

 

Also while the lot was under contract, Cablik Enterprises solicited qualifications from several local modern architects, and presented them to the client. The client chose 3 of the architects to create an architectural concept for the lot. The client provided each architect with a small stipend to create a 3D model and conceptual floorplans. Because Cablik Enterprises provided guidance as to the client’s construction budget, the architects knew how to design their concepts appropriately to meet this budget.

 

Three architects presented their concepts to the clients. As a result of the competitive nature of this process, the architects created some very innovative and well-designed concepts! This process really brought out the best possible designs for the lot.

 

The clients selected the design they liked the best. Cablik Enterprises then provided a detailed construction estimate for this home, which came in very close to the client’s budget.

 

Finally, the clients closed on the lot, and proceeded with an architectural contract to create full architectural plans, as well as a construction contract to build the home. The clients were able to delay these major investments until they were certain they could achieve the exact home they wanted, on their lot, and all within their budget.
