The Overbrook Residence is a custom modern home located in the Collier Hills neighborhood of Atlanta. The house is located on a steep slope with impressive views of the stream and forest on the rear of the property. Large expanses of glass and outdoor open space take advantage of the views while diminishing the separation of exterior and interior.
Due to the unusual and difficult site conditions, the Overbrook Residence is supported by a complex system of helical piers, concrete stilts, and steel beams. Wood frame floors, walls, and ceilings, rest on the steel structure and are wrapped on the exterior with a combination of concrete and metal panel siding.
The Overbrook Residence was built to EarthCraft standards. The strategies implemented to achieve this designation include the use of low flow fixtures, dual flush commodes, and responsibly harvested hardwood material on the interior and exterior. The HVAC system was engineered specifically for the home and utilizes a 14 SEER electric heat pump system zoned with electronically controlled dampers and high efficiency air cleaners. The insulation used in the new modern home was open cell spray foam insulation with air sealing at all penetrations. Inspections were conducted through out the process by an EarthCraft Technical Advisor to ensure the home was constructed with efficiency and occupant health in mind.
A visit to the Overbrook Residence begins at the parking pad on the edge of Overbrook Drive. A custom built steel bridge provides access from the parking pad to the 900 square foot roof top deck. The deck and bridge surface consists of Cyprus decking and provides a seamless transition from the congestion of urban living to this hillside retreat. The deck offers tremendous views of the forest in the rear and the stream bed almost thirty feet below. Access to the main level of the home is achieved from the roof top deck. The main level offers a large open plan containing the kitchen, dinning, and living rooms. This large space is flanked with windows running virtually wall to wall and floor to ceiling. A stair case leads to the lower, more private area of the home. Two guest bedrooms with a bath, a den, and a substantial master suite are located on the lower level. All rooms in this modern home have rear facing views to maintain privacy as well as views into nature.
