This mid century modern renovation brings an update of modern and sustainable features to this original 1972 split-level home. Cablik Enterprises opened the attic space with a structural support beam, giving the home a much more open feel, and then incorporated many details that reflect the style of mid century modern design – including vintage mid century light fixtures throughout, a modern style minimalist trim package, pine tongue and groove ceilings, aluminum clad Jeld-Wen casement windows and sliders, and narrow skylights positioned out of the suns direct path (which allows light in, but reduces heat gain). The eaves have double pane clerestory glass.
Not only is it an excellent example of mid century modern architecture and design, but it is also a model example of sustainable building practices, products and methods. Specifically, the homes envelope is designed to use energy in an efficient manner. The renovated home features Energy Star appliances, Polyicynene insulation, and double-pane Energy Star windows, skylights, and doors. There are 2 separate HVAC systems including 13 SEER equipment, so that sections of the home can be heated / cooled independent of each other. The windows and doors were flashed and foamed to form a tight and weatherproof seal. On the exterior, the landscaping is drought resistant, and recycled concrete and crushed stone was used where possible.
This mid century modern renovation is modern right from the entrance! The front door, which features a Crestview Door vertical light double door package, opens to a slate entry of this split-level home. The entrance leads to a large entertaining area on the main level, including kitchen, dining, breakfast, and living areas, and a spacious 800 square foot private deck that wraps around the front, side, and back of the home. The kitchen features Energy Star appliances, Aristokraft custom kitchen cabinets and oversized brick pattern porcelain tile. The main level splits into the upper and lower levels, featuring the original wood burning two-sided fireplace viewed from both main and lower levels of the home.
The lower level contains a living area with cork flooring, gym, full bath, office, bar, and entertainment room. The upper level features the master suite with walk-in closet and master bath. The master bath has double designer wall-mounted vanities with matching faucets and medicine cabinets, Italian marble master bath with oversize jetted tub, and marble shower with three shower heads. The upper level also contains two additional bedrooms with sanded and finished oak hardwood floors, laundry, and full bath.
The back of the home features a 2-car attached garage, plus an additional 3-car detached garage / workshop. The exterior has motion-sensing exterior flood lights and darkness sensing exterior accent lighting, as well as solar-powered landscape lighting. A circular driveway enables additional guest parking and convenience.
Speaking to true sustainability, the home is located in the in-town neighborhood of Brookhaven, is walking distance to MARTA transit system, and within 1 mile of grocery, restaurants, and shopping. The extensive use of the existing structure during the renovation allowed for a great reduction in waste and cost.
